Abstract [en]

A city consists of a number of factors that can be described in terms of its character and content, also called urban qualities. For a society to function and for people who want to settle there, the site must contribute to satisfy citizens' functional needs as well as social needs.An interaction of factors requires in the city to be able to satisfy citizens' satisfaction and needs at the same time. The factors or characteristics that arise in a residential area are called urban qualities and have been developed and analyzed in a study of literature based on previous studies conducted in the subject with a focus on socially sustainable cities. The urban qualities can be summarized and defined as: safety and security, community, physical and aesthetic environment, commercial service, green areas, water areas, communications and the location in the city.Urban qualities appear to be of a more or less value to the residential areas depending on location, type of population and situation. City's residential areas are unique in themselves, they all differ and the people who live there can have contrary opinions unlike another area,therefore the grades of the urban qualities should be tested individually on each site. With the basis in the study of literature the development of the significant urban qualities designed an empirical study in the thesis to be applied to the district Kronan and the two adjoiningdistricts Lulsundet and Skurholmen in Luleå. The purpose of the analysis is to add value to Kronan, both as a residential area and as a part of Luleå. The residents at Kronan should feel satisfied with their immediate environment as well as attract visitors because of its rangeof services and other resources. Along with the housing establishment different commercial service operations will be introduced, depending on the needs that will be developed throughout this study. The objective of this study is to find a good basis for Kronan to become a functional residential area with a mixed composition of service, businesses and housing with apartments of various sizes and forms of tenure. The district shall include public and commercial services, workplaces and other functions. Existing assets that already exists at Kronan today includes nature resources and cultural and sporting activities. These assets are intended to maintain and develop the district's character and urban qualities and thereby increase the attractiveness of both the district and the city and at the same time the residents' satisfaction. The empirical survey result shows witch urban qualities and service businesses that primarily satisfy the residents of both Kronan and its immediate residential areas. Kronan is examined from its own residents and also to its two neighboring districts in order to explore their perceptions of the residential areas and if they would use a variety of service activities if they were on Kronan. The result discovered a very high satisfaction and sense of safety and security in all surveyed districts. The main urban qualities of the studied residential areas, divided in a more precise definition, is safety and security, access to walking and cycling routes, proximity to green space, access to public transportation and a grocery store. The service operations that mainly would be used if they were established at Kronan are proved to be a grocery store, medical center, pharmacy, ATM and café/restaurant. A grocery store nearby is the main service operation to satisfy the residents’ need according to the participants in the survey. Establishment of schools, preschools and children's playground at Kronan studied on the needs of families with children was assessedproved to be of interest to residents of Kronan, but of less interest to residents of neighboring districts. Health and social care related activities are important to exist in the local environment for everyone but especially for seniors who generally find it harder to travel. Cultural and leisure activities are less valued in the survey but can be assumed to be implied assets at Kronan and therefore demonstrate this result, which in that case would mean that the businesses despite the result of the empirical study are important for the district. Collaboration between different service operations along with a well-developed pedestrian and road network and public transport, would thus benefit Kronan as a residential area in Luleå and satisfy the residents at Kronan as well as the population of the nearby residential areas.
