Abstract [en]

The growing global emphasis on sustainability is reshaping the real-estate sector, with green building practices playing a pivotal role. Utilising an analytical research approach, this study critically examines the adoption and effectiveness of sustainable and green building practices and their implications for the real estate sector in the Mediterranean. Findings indicate notable progress in integrating renewable energy and energy-efficient technologies in buildings; however, widespread adoption remains hindered by financial constraints, regulatory gaps, and a lack of consumer awareness. Evidence suggests that green-certified buildings achieve higher market valuations, lower operational costs, and increased demand from institutional investors and environmentally conscious buyers. Additionally, international comparisons highlight the role of strong policy frameworks and financial incentives in accelerating green real estate adoption. As Mediterranean economies align with European and global climate objectives, the built environment will play a pivotal role in achieving energy efficiency targets. In this direction, this study underscores the need for stronger policy enforcement, increased financial support mechanisms, and consumer education using targeted awareness campaigns to accelerate the adoption of green building practices. Future research should explore evolving consumer preferences, technological advancements, and the long-term financial performance of sustainable real estate investments.
